How to modify a shipping container for storage or living

If you’re looking to add usable space to your residential or commercial property – secure storage, a place to live or work – there’s no simpler or more cost-effective way than with a shipping container.

Shipping containers are a blank canvas that you can use as the basis for all manner of structures, from sheds and garages through to fully kitted tiny homes.

So how do you turn a shipping container into secure storage or a usable space? Simply follow our five step guide.

Step 1: Plan your container modification

You first need to decide exactly what you’re turning your container into. Popular container conversion options include secure storage, workshops and tiny homes.

Once you’ve settled on your project, you should:

1. Choose your container size: Standard container sizes are 20ft and 40ft, while high cube containers offer more headroom.
2. Sketch a layout: Note where doors, windows, shelving, vents and other fixtures and fittings will go.
3. Check local regulations: Contact your local council to understand the approvals you need to gain and the building codes you need to meet.

Step 2: Secure and prepare the container

Plans in place, it’s time to buy your container. While shopping, carefully check container grades:

• Single trip/new: Used once, A1 condition.
• Cargo worthy (CW): Used but in great condition.
• Wind & watertight (WWT): Weatherproof but balances quality with affordability.
• As is: The cheapest option, potential for major issues, inspect carefully.

Container secured, place it on a flat, solid foundation, like concrete or compacted earth. Strip the container of anything that isn’t needed, and clean the surfaces in preparation for the conversion.

Step 3: Install doors, windows and vents

Measure and mark any openings that you are going to add to the container, such as windows, doors, vents and holes for utility supply lines. Avoid corners so you don’t weaken the structure.

Use a plasma cutter or grinder to create the openings, then immediately reinforce the holes with strong RHS frames or bracing. Once reinforced, install the door, window or vent.

Step 4: Add flooring and insulation

Make the space more welcoming, comfortable and functional with flooring and insulation. Consider your options:

• Flooring: Use the pre-installed marine plywood or choose vinyl, laminate, epoxy or tiles.
• Insulation: Spray foam, panels, or natural materials for comfort and condensation control.

Each of these options brings its own pros and cons in terms of price, functionality and ease of installation.

Once your insulation is in, consider painting your walls and ceiling.

Step 5: Complete the fit-out

At this point your container will be ready to be fitted out. Depending on your design this could include:

• Locks and security
• Shelving and internal storage
• Power and plumbing
• Lighting and appliances
• Furniture and decor
• Wall hangings and other final touches

In terms of the utilities, it’s important to get the work done by qualified tradies to ensure your structure is compliant.

Fit-out complete, your space is ready to be used as your design intended.
